Terms and conditions
1. contract
The contract for the short-term holiday let is between the owners and the lead guest making the booking/payment.
2. occupancy
Under new Scottish Government legislation all Short Term Lets in Scotland must have a licence. Our licence it states our maximum occupancy which is 8 guests including children, and we must adhere to this, guests arriving over this limit will be refused entry and be in breach of their booking. No camping is permitted in the grounds.
3. premises
With your booking, you will enjoy exclusive use of the property. The property should not be used for stag parties, hen parties. Any booking for a special event will require prior discussion for requirements.
4. reservations
Bookings are on a minimum 3 or 7-night stay. A non-refundable 50% deposit per booking will be required to secure your stay.
5. Cancellations policy:
Please note that we have a six-week cancellation policy, and if cancellation occurs within six weeks of the Check In date, then any booking fees paid will be forfeited, and the full balance will be due. If any outstanding payments are not made within six weeks of the Check In date, we shall be entitled to treat your booking as cancelled and any booking fees paid will be forfeited, and any outstanding payments will be due.
If you cancel a booking for any reason, you must notify us in writing by email at antlersrest32@gmail.com.
Any deposit paid is non-refundable and we strongly recommend that you take out holiday cancellation insurance.
6. booking deposit
A 50% non-refundable deposit per rental period will be required when the booking is confirmed. The remaining balance will be required six weeks prior to let date (unless a late booking or by special arrangement). If final payment of any outstanding amounts to be paid is not completed within six weeks of the Check In date, your booking will be automatically cancelled, and any booking fees paid will be forfeited. If booking is made within six weeks of the Check In date, 100% of the payment will be taken upfront and is non-refundable.
7. unforeseen circumstances
If for any unforeseen reason we cancel your booking, a full refund of the booking fee paid will be refunded, with no further claim against the owners. If for some unforeseen uncontrollable “Force Majeure” circumstances (i.e. war, natural disaster, uncontrollable force of nature, etc) either party cannot fulfil the rental contract, then neither party is responsible for the loss of rental and all monies paid will be returned to the original booker/payer where possible.
We will send an email to the lead guest on the email provided at the time of booking, one week prior to arrival to confirm check in details.
7. Check in Check out
Check In arrival, is from 4pm on the first day of booking. Check in will be on a self-check in basis, in case we are not available when you arrive, access details and instructions will be sent to you once payment has been received. The property is on our croft and our house is just next door, so we will pop by at an appropriate time and welcome you.
Check Out – Check out departure by 10.00am please. This allows us to prepare the house for the next guests. We ask all guests to leave the house in a clean and tidy condition.
7. Services
Wi-fi, smart TV, linen / bedding, towels, toiletries, and duvet are all included. Electricity for the cottage is included.
7. Ev charger policy
The property does not have its own EV charger available; the nearest charger is in Portree at Bayfield Carpark.
Please be advised that domestic chargers connecting to the house’s main supply via a 3-pin plug are not permitted to be used at the property for insurance and safety reasons. Any guests found to be using this as a supply will forfeit their cautionary deposit to cover possible damage and insurance policy breach.
7. Damages and breakages
We understand that sometimes breakages can happen, please let us know as soon as possible of any breakages or damages, this will enable us to rectify them in good time for the next guests.
7. Pet policy
We have a strictly NO Pets policy.
7. smoking policy
We have a strict No smoking policy or vaping inside the property, If you do need to smoke, please do so outside & dispose of your waste safely & responsibly, bin will be provided.
7. noise policy
The house is set in private grounds, but we do have neighbours whose needs we respect -and who are used to enjoying a peaceful, tranquil environment in this lovely location. We ask all our guests to show consideration to the natural environment and our neighbours, especially with regards to noise, littering and livestock, to ensure everyone’s holiday goes well, we ask you to respect the following noise rules:
- After 10pm please use the outside space as quiet areas.
- Please do not set up music systems outside the house.
- Please limit any loud music to inside the house so it cannot be heard outside.
7. access/right of entry
We reserve the right of entry to the property at any reasonable time for maintenance, repairs, or inspection.
7. suggestions and complaints
Please let us know if you have any suggestions or complaints about Antlers Rest, this will enable us to rectify items promptly, your feedback is welcome.
7. liabilities
Guest vehicles, accessories and contents are left at the guests own risk.
The owners accept no liability and will not be responsible for any death, personal injury, loss, or damage of guest’s personal property while staying at Antlers Rest The use of the property is entirely at the guests own risk.
7. travel insurance
GUESTS ARE STRONGLY ADVISED TO TAKE OUT HOLIDAY CANCELLATION AND TRAVEL INSURANCE TO COVER THE COST OF ANY CANCELLATIONCOSTS.
